Still 5 days of solid work to do. Floor installer showed up looked at floor and said “no way can I put this down there.”. As I suspected might be the case but the first estimator said wasn’t.

So now I get to force my wife to pick something in stock over lunch to be installed tomorrow.

Oh well, hopefully by saturday this place will be perfect, ready for tours and I’ll be at the lake.

Market around here is HOT for this area, anything sub 350k is gone pretty fast so while we’re stretching on list price we’re hoping someone sees the beauty in all high end finishes in a small house.

Not sure, we are already moved out and have been living in /taking care of her parents house in town while they live at their lake house. We can do it a while longer but it is driving me nuts. I want an acreage with a nice 40x60 building for the toys. She wants to live in the city to avoid our commutes. I’m sure I’ll get a 2 stall garage and a swift kick in the ass.

Luckily we have the lake place and she’s agreed once I finish remodeling it this fall (AS SOON AS THIS HOUSE IS GONE) we can live there all next summer so that’s a win for me.

Ah, nice.

We moved out to the country 3 years ago and have been loving it (nice house on 10 acres with a pond, added a 30x50 shop in the past year).

My son had a friend over this weekend and seeing them getting out our go-kart and bombing around just makes me so happy.

Yep that is exactly the dream. We’ve glanced at a few but they are expensive to get anything decent around here. I really want 10-20 acres but that is mighty expensive now if there are any buildings on it, not to mention a house worth living in.

Prices for acreages around here have gone wild in the last 5 years. I had the plan in my head to live in town for 5 years or so, save some money, build some equity, and get onto a basic acreage. Every year I’ve watched prices out- pace my savings effort by about double.

So I’m actually looking at building a place in Baltic right now, better layout for kids and family, 3 car garage for me, and an unfinished basement. Stick it out there for another 3-5 years, finish the basement and build a bunch of equity, then cash out and buy my parent’s acreage halfway between Baltic/Garretson.

Side note, which lake is your place on? My parents are actually looking at a few lake plots on Madison to build their retirement home, hence me buying their place.

Hope you can make it happen one day! Great that you have the place at the lake in the meantime.

I basically won the job lottery a few years ago, which helped make our dream come true (thankfully property is relatively cheap here in OK - we spent about $10k per acre and $90 per sq ft ).

Be sure to hide everything of value, I was having discussions with realtor friends a few months ago. Apparently a crime on the rise is pretending your going to buy a house and two people want to be shown a house, one takes the realtors attention while another grabs everything they can hide in their pockets (jewelry, etc.).

Wife picked out some very trendy vinyl plank tile (YUCK) and the floor it was destined for is simply too uneven for it to look good once completed . Vinyl plank requires a very flat floor to look good long term. Flat floors are not a forte for a bungalow built in the 30's which got picked up for a new basement. I tried to say this multiple times but no one listened. Anyway, the floor people pushed the install a couple times (should have just done it myself) and so now instead of being done 4 weeks ahead of listing it got listed with no floors and the open house is Sunday .

Ah, gotcha... that make sense. I feel you on the level floors. My house was built in 1865. We just pulled up the carpets recently and now I need to find a guy to rehab the original oak hardwoods (or tell me they’re hopeless) in which case I can maybe go over them with a new wood floating floor. I’ve read the only catch to that is I have to do it 90° to the way the old stuff runs.
